Purpose of the Meeting

The meeting was convened to bring together residents, association members, and local council representatives to discuss key issues affecting the Hinchingbrooke estate formally for the first time, and discuss our plans for setting up the association and making ourselves heard.

We’re grateful for an excellent turnout, demonstrating high levels of interest and concern around current and proposed developments affecting the area.

Key Topics Discussed

1. Introducing the Interim Commitee

  • We opened by introducing the interim committe members:
    • John Greenhalgh – (Interim) Chairman
    • Sarah Palios – (Interim) Treasurer
    • Sharon Lewis – (Interim) Secretary
    • Joe Corrall – (Interim) IT Officer
  • At the announced AGM (2nd of February) we will hold a formal vote to make positions official, with all residents able to participate and nominate any resident they see fit.

2. Proposed Logistics Park

  • Significant concern was expressed regarding the proposed logistics park adjacent to the estate, and John took us through the information we have to share with the group.
  • Key points highlighted include increased traffic, noise, air quality, 24/7 operation impact, and potential bio-diversity impact in Bob’s wood.
  • We shared mock-up images provided both by Newlands in their application, and by similar developments elsewhere to give a reference of how the proposed building heights would impact.
  • Encouraged residents to speak up, write letters, and ensure we are represented at the eventual district council hearing for this application (exact date still TBC).
  • There has been more updates to the proposals, including reducing the height of one of the warehouses. We will review and update the Issues page.

3. Traffic and Transport Issues

  • Ongoing traffic congestion and safety concerns were raised.
  • Particular focus on peak-time traffic, impact of proposed development between the A1307, Views Common Road, and Hinchingbrooke Park Road.
  • Recent changes to the traffic lights have received mixed reviews.
  • Particularly highlighted that many of the decision makers and representatives working on the Local Plan and other developments are unaware of existing congestion issues, looking at isolated data rather than a holistic view of infrastructure.

4. Making Residents’ Voices Heard

  • This website, and more leaflet drops in future to be used to engage the estate and ensure awareness.
  • Discussed lowering the barrier to entry on submitting views, through email, website forms, and other means.
  • The HRA will provide a list of contact emails to send letters to with individual views on traffic and other issues affecting our estate. (To be provided shortly)

Outcomes and Agreements

  • Broad agreement on the need for a coordinated approach to the logistics park proposal
  • Commitment to improve communication channels between the Residents Association, residents, and council representatives
  • Encouraging all residents to submit their letters, explaining their views of the incoming development and consequences to Hinchingbrooke via email to addresses to be provided.
    These will be most effective if:
    • They use personal anecdotes and observations of impact.
    • Are not copy and paste templates, but individual.
    • Include as many representatives as possible.
    • CC the HRA so we can track and co-ordinate follow ups.
  • To help with the above, we will be posting bullet point “Key Concerns” on issues pages on this website.

Actions and Next Steps

  • AGM confirmed for 2nd February, where we will be formally voting in the full HRA committee.
  • Continue to spread news of the website and association, encouraging more residents to get involved.
  • Send letters on the subject of Traffic and the Hinchingbrooke Logistics Park proposal in particular to councillors. (Emails to be provided here shortly)

Overall

We were delighted to see so many residents, and visitors, attending to help get us started on the right foot. The issues and concerns discussed are present and have timelines on them, so it is important that we work together to make sure we are heard, before decisions become final.
